Where our numbers come from
The price ranges on this site are Newcastle market ranges, not our quotes. We publish them so you can sanity-check any roofer's figure, including ours. They come from whatsthedamage.com.au's Newcastle roofing data, verified against local trade pricing in September 2026, and we review them each quarter. Technical rules, such as how far from the surf standard COLORBOND® can be used, come from the manufacturer and from NSW Government sources, which are listed at the bottom of every page that uses them.
What a quote from us includes
- Roof area and faces, measured on site, not estimated from a satellite image.
- Material, profile, colour and steel grade, with the grade chosen by your measured distance from surf or harbour.
- Sarking or insulation blanket, specified by type.
- Batten replacement allowance, stated per metre or included, so there are no surprises when the old roof comes off.
- Flashings, ridge capping and valleys as separate lines.
- Gutters, downpipes and fascia, itemised so you can take them out if you don't need them.
- Asbestos testing and licensed removal, quoted separately where it applies.
- Scaffold, edge protection and waste removal.
- Start date, duration and payment stages, with a deposit no higher than the 10% NSW allows.
- Warranties: our 10-year workmanship warranty, the manufacturer's material warranty, and your statutory warranties under the Home Building Act.
What we won't do
- Quote a replacement when a repair will do. We'd rather you called us back in ten years.
- Specify standard-grade steel on a coastal site to win on price. The warranty wouldn't hold and the roof wouldn't last.
- Disturb suspected asbestos before it's tested, or let anyone unlicensed remove it.
- Ask for more than a 10% deposit, or start work over $5,000 without a written contract.
Comparing quotes
If another quote is much cheaper, check what's missing. The usual gaps are sarking, batten replacement, the steel grade, disposal, and whether the gutters are included. Our NSW roofing contract checklist lists everything a quote should spell out.
