When restoration makes sense
- The sheets or tiles are sound, and the problem is faded coating or surface wear
- No widespread rust-through and no structural sagging
- Leaks traced to a few flashings or ridge sections
- You plan to sell soon and need a cosmetic lift
When replacement makes sense
- Rust holes or flaking across many sheets
- Old galvanised iron or concrete tiles 50+ years old
- Leaks that keep coming back in new places
- Rotted or split battens
- Asbestos-cement sheeting (this must never be pressure-cleaned and painted)

Frequently asked questions
Can you restore an asbestos roof?
We don't recommend it. Pressure-cleaning or sanding asbestos-cement sheeting can release fibres. The safe path is licensed removal and a new roof.
