What pushes the price up or down
- Roof size and shape. A simple hip or gable roof is quicker than one with lots of valleys, hips and dormers.
- Pitch and height. Steep or two-storey roofs need more scaffolding and edge protection, and take longer.
- What's coming off. Stripping metal is quickest. Tiles take longer, and asbestos-cement needs a licensed removalist.
- Battens and frame. Rotted battens, or tile battens that need re-spacing for metal, add labour and materials.
- Steel grade. Close to the surf or harbour, COLORBOND® Ultra or stainless costs more than standard COLORBOND® but is often needed to keep the warranty.
- Extras. Insulation blanket, new gutters, skylights, whirlybirds, and taking off and refitting solar panels.
- Access. Tight terraces in Cooks Hill or The Hill, steep blocks in Merewether Heights.
Getting a quote you can compare
NSW law requires a written contract for residential building work over $5,000 (including GST). Jobs between $5,000 and $20,000 need a small jobs contract, and bigger jobs need a full contract. The maximum deposit you can be asked for is 10%. When you compare quotes, check that each one lists:
- Roof area and profile
- Steel type and colour (standard, Ultra or other)
- Sarking or insulation
- Batten replacement allowance
- Flashings, ridge and valleys
- Gutters and downpipes
- Waste disposal
- Warranty terms
